40% of Boise area homes listed are Bank Owned (REO) or short sales.  While great deals can be had, many buyers find it very frustrating.  You need a buyer's agent who is experienced with these to have a good experience.  Here is why:

Bank Owned Property:  Typically faster and easier to buy than a short sale.  When you make an offer you will always get a very complicated addendum if your offer is accepted.  You will usually be buying as is.  Two selling strategies are being used.  One is to under price the property.  Often this causes multiple offers to be made buy multiple buyers.  Yes even in this buyer's market this is happening. 

Short Sale:  A short sale is when a property is sold for less than the owner owes a lender on the property.  90% of short sales that begin fail and end up in foreclosure.  We have an over 90% success rate in closing short sales that we list.  Many Realtors are taking a class and calling themselves short sale experts.  Many have several listings and have never closed one.  This information is easy to see on the MLS.  Have me show you our closings and copies of approval letters.
