How to sell your home for top dollar.

Use a Realtor. Keep reading a minute. Yes USE a RealtorŪ!
Recent statistics reveal that RealtorŪ sold homes sell for an average of
17% more than homes sold buy owner without RealtorsŪ.

Use the RIGHT RealtorŪ. Anyone who can get you in the
MLS gives you some advantage, but experience is gold. Anyone who has
sold many homes knows nightmare stories. It costs a lot to have deals
fall through, to pay closing costs you shouldn't, to have lenders fumble,
bumble, close late, give you worthless loan commitment letters with
contingencies you and your green agent don't even see.

Price your house right and use the right style. Most
agents like to price low so buyers worry that someone else will buy
first. In good and bad markets both this often results in "bidding
up." Bidding so if multiple offers come theirs is the highest.

Plan B is price high. You need to ask the question: do
you want to bid up or be bid down. Many buyers expect to be bid down
and actually end up with less money.

High Traffic, top price: You can ask for the high end
if your agent is able to generate a lot of traffic. This is often the
right choice. But it requires money. Lots of advertising, agent
tours, effort that surpasses sticking a sign up and waiting for buyer
agents. Most buyers use the internet. Our web system gets 4,000
